Rovnako individu\u00e1lne boli navrhnut\u00e9 podmienky takejto zmeny vyu\u017eitia \u00fazem\u00ed a podla\u017enos\u0165 v kontexte okolitej z\u00e1stavby.<\/p>\n\n\n\n<p><strong>V\u0161eobecne m\u00f4\u017eeme rie\u0161en\u00e9 lokality rozdeli\u0165 na z\u00e1klade preverenia zmeny platnej regul\u00e1cie do troch z\u00e1kladn\u00fdch skup\u00edn:&nbsp;<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>lokality navy\u0161uj\u00face podiel b\u00fdvania v zmie\u0161an\u00fdch \u00fazemiach b\u00fdvania a ob\u010dianskej vybavenosti. S\u00fa\u010dasn\u00fdm predpokladom tohto nav\u00fd\u0161enia je dostato\u010dn\u00e1 kapacita z\u00e1kladnej ob\u010dianskej vybavenosti v pri\u013eahlom \u00fazem\u00ed alebo \u00fazemn\u00e1 rezerva na jej dobudovanie.&nbsp;<\/li><li>lokality navy\u0161uj\u00face podiel b\u00fdvania v \u00fazem\u00ed ob\u010dianskej vybavenosti celomestsk\u00e9ho a nadmestsk\u00e9ho v\u00fdznamu bez priestorov\u00e9ho a prev\u00e1dzkov\u00e9ho vz\u0165ahu k pri\u013eahl\u00e9mu \u00fazemiu alebo tak\u00e9, ktor\u00e9 nie s\u00fa \u00fazemnou rezervou funk\u010dn\u00fdch are\u00e1lov\u00fdch zariaden\u00ed (napr. \u0161koly, \u0161k\u00f4lky, nemocnice a\u202fin\u00e9). S\u00fa\u010dasn\u00fdm predpokladom tohto nav\u00fd\u0161enia je dostato\u010dn\u00e1 kapacita z\u00e1kladnej ob\u010dianskej vybavenosti v pri\u013eahlom \u00fazem\u00ed alebo \u00fazemn\u00e1 rezerva na jej dobudovanie.&nbsp;<\/li><li>lokality dopl\u0148uj\u00face funkciu b\u00fdvania do \u00fazem\u00ed ur\u010den\u00fdch pre slu\u017eby v\u00fdrobn\u00e9 a nev\u00fdrobn\u00e9 bez negat\u00edvneho vplyvu na okolie, ale aj stabilizovan\u00e9 plochy v\u00fdroby bez vyu\u017eitia &#8211; identifikovan\u00e9 ako brownfields. Ak maj\u00fa tieto lokality perif\u00e9rnu polohu, je nevyhnutn\u00fdm predpokladom pre dosiahnutie komplexn\u00e9ho obytn\u00e9ho prostredia vytvori\u0165 aj \u00fazemn\u00e9 rezervy pre dobudovanie z\u00e1kladnej ob\u010dianskej vybavenosti a pl\u00f4ch verejnej zelene.
